McCormack Irrigation is a commercial irrigation company serving property managers, HOA boards, and business owners across Suffolk and Nassau County. Family owned and operated since 2001, we design, install, maintain, and repair commercial sprinkler systems with our own trained, uniformed, in-house crews, never subcontractors. We are rated 4.9 out of 5 across 328 Google reviews and hold an A+ rating with the Better Business Bureau. From large-zone system design and annual backflow certification to seasonal turn-on and winterizing contracts, call (631) 744-1500 to talk with us about your property.
Commercial irrigation covers everything a business or multi-unit property needs to keep its grounds watered reliably and in compliance with local water rules. Compared to a residential system, a commercial system usually has more zones, longer main lines, higher flow demands, and a backflow prevention device the water district requires to be tested every year.
It also has different stakeholders. A property manager needs predictable scheduling and clean paperwork. An HOA board needs one accountable vendor. A retail landlord needs the center to look good without water on the sidewalks. Our commercial program is built around those needs, and the same in-house crews handle your commercial snow removal in winter, so you work with one company year-round.
When commercial irrigation is neglected, the results show up fast: brown patches at the entrance, water pooling in parking lots, a backflow test that never got filed. The EPA WaterSense at Work guidance notes that a significant amount of irrigation water is lost to evaporation, wind, or runoff because of improper design, installation, and maintenance, and that efficient practices could save a property more than half of its outdoor water use.
Associations rely on us for entrance plantings, clubhouse lawns, shared green space, and the strips between buildings. We coordinate with the board or management company on a single seasonal contract, provide backflow documentation for the association’s records, and schedule work so residents are not surprised by crews or wet walkways.
Garden-style and mid-rise communities have many small lawn and bed areas spread across a large footprint. We map and label every zone, keep controllers on the water district’s schedule, and respond to leaks and broken heads during business hours before they become tenant complaints.
Office parks need a clean, consistent appearance along entrance drives, frontage, and parking islands. We design systems that keep water off pavement and windows, run outside business hours where possible, and handle the annual backflow certification for facilities managers.
Shopping centers combine high foot traffic, narrow planting strips, and long frontage along busy roads. Our designs favor low-angle heads and drip zones near storefronts so customers are not walking through overspray, and we schedule visits around store hours.
Industrial properties usually have a limited landscaped area at the street and office entrance, but those lawns and beds still need reliable irrigation to meet site plan requirements. We install simple, durable systems for these sites and fold them into the same seasonal contracts we run for our snow removal accounts.
Larger turf areas such as practice fields and campus lawns need high-flow rotor zones with even coverage and long run times. We size main lines and valves for the demand and set schedules that keep fields playable without saturating them.
Churches, synagogues, community centers, and similar properties often have mature trees, lawns, memorial gardens, and parking lot islands, plus a backflow device the water district expects to be tested annually. We provide the same design, maintenance, and certification service to these properties as to any commercial account.
New construction, renovations, and replacement of aging systems all start with design. We evaluate water supply, pressure, flow, and the landscape plan, then lay out zones by plant type and exposure. Installation is done by our own crews with commercial-grade pipe, valves, rotors, spray heads, and drip components. See our lawn sprinkler installation page for more on how we build systems.
Big properties exceed the capacity of a single residential controller. We design and install multi-controller systems, large-station commercial controllers, and master valve and flow sensor setups that shut a zone down when a main line breaks. Every controller and valve box is labeled.
Commercial irrigation systems connect to the public water supply through a testable backflow prevention device, typically a reduced pressure zone (RPZ) assembly or double check valve (DCV). Our backflow testing is performed by New York State certified testers, and we file the completed report with the local water district on your behalf. We track due dates so a missed test does not become a compliance notice. See our blog on backflow testing on Long Island.
Commercial accounts run on a seasonal contract that includes a spring turn-on with a full system walk-through and a fall winterizing with compressed-air blowout and draining of heads, piping, fittings, solenoid valves, manifolds, exposed plumbing, and hose bibs. Contracts are scheduled so your property is on the calendar before the first freeze.
Broken heads, stuck valves, main line breaks, and controller faults are handled by the crews that know your property. For active leaks, we prioritize commercial accounts during business hours and get a technician there to isolate the problem. Our sprinkler repair service page covers the most common failures we see.
A maintenance program prevents problems instead of reacting to them. Ours include scheduled mid-season inspections, head adjustment and nozzle replacement, controller reviews as the season changes, and a written report after each visit. EPA WaterSense at Work recommends that facilities maintain distribution uniformity of at least 65 percent and have a full irrigation audit every three years by a qualified auditor, and a maintenance program keeps your system on that track.
Many of our commercial irrigation clients also use our commercial snow removal service for apartment complexes, shopping centers, and industrial properties. The same in-house team that maintains your irrigation in summer plows and treats your lots in winter. One vendor, one point of contact, one crew.
Backflow prevention is the compliance piece of commercial irrigation, and the one most often overlooked when a property changes hands. Under New York State Sanitary Code Section 5-1.31, water suppliers must run a cross-connection control program, protective devices must be tested at initial installation, after each repair, and annually thereafter, and all tests must be performed by a certified backflow prevention device tester.
Locally, the Suffolk County Water Authority’s cross connection control program requires all commercial facilities to install approved, testable backflow prevention devices, and SCWA provides an online portal for certified testers to submit RPZ and DCV results. Nassau County water districts and village water departments run similar programs. Whatever district serves your property, we know the filing process.
Conservation rules also apply to commercial accounts. SCWA’s odd/even watering policy restricts irrigation to alternating days by address and prohibits watering between 10 a.m. and 4 p.m. We program every commercial controller to comply and adjust schedules when the district issues additional restrictions.

What is the difference between commercial and residential irrigation?
Commercial systems typically have more zones, larger main lines, higher flow demands, multiple controllers, and a testable backflow device that must be certified annually. They also require scheduling around business hours and documentation for owners or boards.
Do you handle backflow testing for commercial properties?
Yes. Our New York State certified testers test RPZ and DCV devices and file the results with the local water district. We track due dates for our commercial accounts.
How often does a commercial backflow device need to be tested?
New York State Sanitary Code Section 5-1.31 requires testing at installation, after any repair, and annually thereafter. Most Long Island water districts send reminders, but the property owner is responsible for compliance.
Do you offer commercial irrigation maintenance programs?
Yes. Programs include spring turn-on, scheduled mid-season inspections, controller adjustments, fall winterizing, and a written report after each visit.
Can you respond to an emergency at my property?
We prioritize active leaks and main line breaks at commercial accounts during business hours. We do not offer overnight service, but we will get a technician to your property as quickly as our schedule allows.
Do you use subcontractors on commercial jobs?
No. All work is performed by our own trained, uniformed, in-house staff. That includes installation, repairs, backflow testing, seasonal services, and snow removal.
Can you take over a system installed by another company?
Yes. We start with a full assessment, locate and label every zone and controller, check the backflow device, and provide a scope for any corrections before adding the property to a seasonal contract.
Do you also provide snow removal for commercial properties?
Yes. We provide seasonal snow removal contracts for apartment complexes, shopping centers, and industrial properties, using the same in-house crews that handle irrigation in the warmer months.
If your property needs a commercial irrigation company that shows up, documents its work, and keeps your backflow certification current, McCormack Irrigation is ready to help.
